Toronto MLS Sales Report for December 2011
Second-Best Year on Record for Sales January 5, 2012 -- Greater Toronto REALTORS® reported 4,718 transactions through the Toronto MLS® system in December 2011. The December result capped off the second-best year on record under the current Toronto Real Estate Board (TREB) boundaries. Total sales for 2011 amounted to 89,347 – up four per cent in comparison to 2010.

What will Home Buyers want in 2012?
What’s true about most home buyers throughout the years is that they want all they can get for as little as possible. That bargain hunting mentality and buyer’s demanding nature is still true today, even moreso because of how they can shop online. Take a look at some of the elements house hunters are looking for in their next home:
- Ready to Live in. Buyers don’t have a lot of extra cash so few are willing to consider a fixer upper. Recent news shows people aren’t renovating as much this year because of the economy. Now buyers want a house or condo in good condition and most are very careful about having the house inspected thoroughly with an eye on big, hidden problems. Buyers don’t even want to repaint, clean carpets, fix roofs, replace broken appliances, or clean the home.
- Money saving features. Buyers want to cut back on expenses such as heating, air conditioning, and upgrading insulation. They’re now into tankless water heaters, high-efficiency furnaces, energy-efficient appliances, triple glazed thermal windows, and a focus on wall and roof insulation.
- Staycations and Outdoor living space. With the price of gas so high, home buyers are thinking more about what they can do at home and in the back yard. That would include grassy backyards with gardens, hot tubs, decks, and ponds and fountains. Landscaping is good if affordable.
- Bargain price. Anything that appeals to their wish to save money is going to be big in their minds. That means that as a seller, you will want to price your home or condo correctly. High prices really turn buyers off unless you’ve got a gem of a property. If that’s the case, there should be a lineup and bidding war. Most MLS listed homes aren't gems and require some staging and perhaps even minor improvements.
- Smaller homes. Given the economic reality and difficulty obtaining mortgages, buyers are looking for smaller homes. They may really want more space, but they have to be realistic and make better use of the space they have. Yes, the luxury market is strong today, however that’s a smaller group of buyers that probably aren’t looking for your home.
- Open concept. This is big and one reason why older homes sell for much less. People don’t want the old compartmentalized style of older homes. They are looking for spaces that maximize living. Typically, home buyers want kitchens and living rooms to be next to one another.
- Luxury features. A nice kitchen and master bathroom can weigh heavily on their decision making process. They’re not looking for shiny new appliances although you need to think about anything that projects value and modern amenities. Walk in closets, ceiling fans, kitchen islands, and 2 car garages are desirable feaures.
- Real Estate Sales Incentives. Buyers are keen and even desperate for value. Perhaps they’re feeling desperate about their finances or future and it makes them grab for any incentives you might offer. Other times they feel there are plenty of properties for sale so they expect the maximum home value. Free moving services, gift cards, vacations, free hot tub, new fridge, fireplace may just be the deal maker for you. When you’re selling a home for $300k to $900k, adding incentives is wise. Whatever you can do to put an end to their bargain hunting desperation and give them a feeling of potential satisfaction is worth it for you.
- Near to work and kids schools. The commute in most cities today is brutal and is expected to get worse. If people are going to commute long hours, they want to come home to a special place. The trend to moving back toward the city is a reflection that people may want to believe that older urban areas with revitalized homes are desirable. Parents feel uneasy when young children have to walk long distances to their elementary schools. It’s a matter of safety and weather conditions.
- Big living room to house their sofas and big screen tvs. People want to feel comfortable and enjoy watching television. Big screen tvs necessarily require a good sized room for viewing properly.
- Office space. Since the recession started 3 years ago, people are starting their own businesses to work at home to avoid commuting and for extra income. An extra room to dedicate to work gives them the opportunity to concentrate on work.
